TERMS AND CONDITIONS

Terms and Conditions always appear very dictatorial and unwelcoming.  However, I hope you will agree it is important, for both parties, that the Terms and Conditions are laid out clearly and unambiguously.

In the interests of speed and convenience, most communications will be carried out by e-mail. However, if you don’t have this facility, it will be no problem to post documents to you.

RESERVATIONS
Your holiday will be reserved for you on receipt of a non-refundable deposit of 25% of the total cost of the holiday.  Payment of this deposit will imply acceptance of the Terms and Conditions. You will then receive confirmation of your booking.
The balance payment is due 2 months prior to the start date of your holiday i.e. a rental starting on 10th March must be fully paid by 10th January.  If payment is not received within this time, your booking may be cancelled without refund of your deposit.
If you book within 8 weeks of the start of your holiday, the full cost must be received within 5 days of the telephoned or written booking and will imply acceptance of the Terms and Conditions.

PAYMENTS
Payments can be made by cheque or bank transfer without additional charge. Please ensure that you put the start date of your holiday on the back of the cheque or as the reference for your bank transfer to ensure that your payment is correctly allocated.
Payments by credit or debit card may incur a charge.

CANCELLATIONS
Reservations cancelled more than 8 weeks before the confirmed date of arrival will result in the loss of your deposit.
Cancellations made within eight weeks of the start date of your holiday will result in the loss of all monies paid.
Cancellations may be made by telephone but must be confirmed in writing.
Please ensure that you take out comprehensive holiday insurance.

BEFORE ARRIVAL
It’s a requirement of your reservation that you submit the Form that will be sent to you after booking your holiday.  Failing receipt of the completed Form, the Owner cannot be held responsible if the apartment is not set up according to the guests’ wishes.

OCCUPANCY
The number of people occupying the accommodation must not exceed 5 people (excluding a baby in a cot).

ARRIVAL/DEPARTURE
The accommodation will be available from 4 p.m. on the date of arrival. On the day of departure, you are required to vacate the accommodation by 10 a.m. at the latest to allow time to prepare it for the next guests.

PETS
With the exception of registered guide and support dogs, pets are not accepted in the property. Please advise before arrival if you intend bringing a guide dog with you.

SMOKING
The accommodation is a “No Smoking” zone. You are kindly requested to smoke outside.

CHILDREN
Children must be supervised in the garden at all times. The garden is not fenced and a small burn (stream) runs through the garden forming a dam, midway.

WATER SUPPLY
Nothing must be thrown in the burn/stream. This is the water supply, and although double filtered at the point of entry to the house, it is important to avoid any unnecessary contamination.

SEPTIC TANK
Please do not dispose of any non bio degradable waste in the toilets or sinks as these could cause the system to fail.
All sanitary towels, tampons, nappies etc must be disposed of in the bins provided, not in the toilets.
Cooking oils must not be disposed of in the sink.

BREAKAGES
It is a requirement that you leave the property in the same condition and state of cleanliness as you found it. All damage and breakages must be reported and will be invoiced at the end of the week’s let. A charge will be levied if intensive cleaning is required at the end of your stay due to the accommodation being left in an unreasonable condition.

RIGHT OF ENTRY
If you cannot be contacted at any time during your stay, the Owner reserves the right to enter the property in case of emergency or to deal with any problems that need rectifying, without prior notice.

COMPLAINTS
I hope that you will have no cause for complaint and that you will have a wonderful holiday. However, if you have any problems, you are asked to bring them to the attention of the Owner as soon as they arise so that they can be resolved quickly, where possible. In the event of my absence, alternative contact details will be left in the property.
